Terms and Conditions

So you have selected the vacation rental which is perfect. Here’s what happens next:


  • We require either a property damage policy for $3,000 of coverage for $45.00 or a refundable deposit in the amount of $1,000.  You will have the option of selecting one or the other at booking.  See the Travel Damage Policy page for more information.

  • We require payment by Visa, Mastercard, Discover, American Express or echeck. 50% of the total rental amount plus all taxes and fees is due at time of booking.echeck, Discover, American Express or MastercardWe require payment by Visa,

  • If bringing pets, the owners could ask for an additional pet deposit. Pets are not permitted without owner approval. Pets in units without approval will cause the renters to be asked to leave and all money paid will be forfeit.

  • 30 days prior to check in, the balance due will need to be received by Estes Park Property Management.

  • If making the reservation within 30 days of arrival, we will require the rental payment in full immediately.

  • Upon payment in full, we will send information on how to get to the property and where to pick up the key.

  • When checking out, follow the check out instructions in the unit and just leave the key in the unit. We will take care of it from there.

  • After the unit is cleaned, we will get a report from the cleaning person regarding any damage to the unit which is not normal wear and tear. Most of the time, there isn’t any problems to report.

  • Finally, the damage deposit, if paid, is returned within 15 days of departure, if not sooner.

Sound easy? Well it is easy. We try to make the process easy so you can be enjoying Estes Park.


If something comes up and a cancellation is needed, here’s how that is handled:


  • Has the rental payment been made? If not, the reservation is probably more than 30 days away from the arrival date. If that is so, then the renter will receive a refund of 100% of the money paid.

  • If canceling within the 30 days of arrival, payment has been made in full; you will forfeit your money.

  • If the renter has to forfeit the entire rental amount, the damage deposit will be refunded in full.

  • Refunds are not given for an early departure.



Smoking is NOT permitted in any unit.
